Resale Versus New Construction: Remain Competitive When Buyers Are Awed By New Construction
 
Southwest Florida has been experiencing substantial growth over the past five plus years and many Sellers find themselves having to compete with newly constructed homes.  Consider some of the following tips to attract Buyers and remain competitive:
 
·     Insure your home is clutter free and has a deep cleaning inside and out, and regular cleanings continue while listed.
·     Having a home inspection done prior will help identify any issues that you may address to reduce any unnecessary issues or negotiations after a buyer’s home inspection.
·     Consider removing old furniture in addition to items of personal nature such as family photos and knick-knacks.
·     Consult with a home stager to assess the home and provide an estimate of staging to allow today’s buyers to imagine themselves in the home.   Professional staging also will help keep resale competitive with the staging being done at new construction sites with model homes.
·     Old paint colors reflect an older time, even if it was only five years ago.  Once again, new construction has new color palettes and combinations that are reflective of a more contemporary style that buyers may be looking for.
·     Updating and modernizing kitchens, bathrooms, lanai’s etc. can have a greater return on a buyer’s investment than investing in new construction.
·     Landscaping that needs to be freshened up and/or maintained should be completed prior to listing.
·     Curb appeal is the first impression and the property should be well kept – including clean windows, roof, walkways and driveways
·       Add new smart home technology that’s inexpensive or easy to install i.e. security cameras, appliances, and thermostats synced with a smart phone.  Simple smart home technology gives the buyer the impression that the seller has cared for the home and is current with the newer technologies.
·     Provide a buyer’s home warranty with the sale of the home covering appliances, air conditioner, heater, hot water heater, electrical systems, pool equipment, and more.
 
Resales can offer many advantages over new construction including well established landscaping and no construction traffic, noise, and dirt and debris to deal with.  So putting your best foot forward right out of the gate by completing the list above is likely to insure you will sell your property quicker with a higher rate of return.
