AUGUST 2021 | NAPLES AREA MARKET UPDATE

AUGUST CONTINUES TO REFLECT LOW INVENTORY WITH A HIGH DEMAND FOR NAPLES, FL

It has not come as a surprise for many that REALTORS® in Collier County were very busy even in the month of August, even with our inventory levels dropping down  77.3% to only 1,249 homes.  Seem like a lot?  Not if you compare to over 5,500 homes available in August of 2020! And the number of physical showings performed by REALTORS exceeded 30,000 in the month of August (2021) in Collier County (excluding Marco Island)!  Because of this pent-up Buyer demand and low inventory, the days on market dropped to an average of 22 days which reflected a decrease of 76.8%, meaning that the majority of homes were sold in less than 30 days once shown in person.  There has been speculation that this could very well continue to influence an upward trend in the market here.  

The historical trend has reflected lower than median closed sales prices during our peak seasonal months (Jan-April), but not this year.  The median closed price of homes was actually $75,000 HIGHER than the reported numbers in January 2021, with an increase of over 11% in August to over $441,000 from $395,000 in August of last year.  The new listings added during August of less than 1000 (992) will therefore likely be snatched up quickly because the demand is greater than the supply we have.  The 1,100 pending sales that were reported in August will also continue to decrease due to the limited inventory.  It is likely that decreased sales will continue for this reason, as inventory levels are not expected to substantially increase anytime soon.  We will all look forward to slight increases come pre-season (October/November/December), sometimes referred to as our 'mini-season', but be ready, because, with such a strong demand, the rate of absorption is expected to be high.  I
